What changed in this update
We added a free tier, so these terms now describe it in a new section 2, and the sections after it have moved down by one. The refund policy has changed: there is no longer a 7-day refund. Subscriptions are billed monthly in advance and are non-refundable, you keep access until the end of the period you paid for, and we may still give a refund at our discretion if something on our end went wrong. We also wrote down something previously unstated: a Pro subscription covers one organization, and the subscriber may share the account within their own team.

1. Service Description

TaxDelinquentTexas provides a searchable database of tax delinquent property records sourced from Texas county tax assessor-collector offices. The service includes property listings, owner information, tax amounts owed, property details, and related tools for real estate investors and professionals.

2. Free Accounts

• A free account can unlock up to 10 properties per day, showing the details the county publishes.
• Free unlocks require a confirmed email address.
• The allowance resets at midnight Central.
• It is limited per account and per network, so one person cannot multiply it by creating several accounts.
• We may change or withdraw the free allowance at any time.
• Anything on the site not marked as a subscriber feature stays available without an account.

3. Subscription and Billing

• Full access to TaxDelinquentTexas requires a paid subscription at $149.99 per month.
• Account sharing. A Pro subscription covers one organization, meaning people who work in the same business as you. The subscriber may let people within their own organization use the account. The subscriber remains responsible for everything done under it and for keeping the password secure. Reselling access, or sharing the account outside your organization, is not permitted and we may end the subscription for it.
• Subscriptions are billed monthly through Stripe and automatically renew until cancelled.
• You may cancel your subscription at any time. Cancellation takes effect at the end of your current billing period, no partial refunds are issued for unused time within a billing cycle.
• We reserve the right to change pricing with 30 days notice to existing subscribers.

4. Payments and Refunds

Subscriptions are billed monthly in advance and are non-refundable, including partial months. You can cancel anytime; you will keep Pro access until the end of the period you have paid for, and you will not be charged again. We may offer a refund or credit at our sole discretion, for example if a problem on our end kept you from using the service.

5. Data Accuracy Disclaimer

All property data on TaxDelinquentTexas is sourced from public county records and is provided "as is." While we make every effort to ensure accuracy and update our data regularly, we do not guarantee that all information is complete, current, or error-free. Tax amounts, property details, owner information, and sale dates may change without notice.

You should independently verify all property information with the relevant county tax assessor-collector office before making any investment decisions. TaxDelinquentTexas is an informational tool, not legal, financial, or investment advice.

6. Limitation of Liability

By using TaxDelinquentTexas, you acknowledge and agree that:

• TaxDelinquentTexas and its operators shall not be liable for any losses, damages, costs, or expenses arising from the use of or reliance on information provided through this website.
• We are not responsible for any investment decisions you make based on data found on this platform.
• Our total liability to you for any claims shall not exceed the amount you paid for the service in the prior 3 months.

7. Acceptable Use

You agree not to:

• Resell, redistribute, or commercially republish data obtained from TaxDelinquentTexas, or use it to build a competing product
• Use automated tools, bots, or scrapers to extract data in bulk
• Share your account credentials with anyone outside your own organization, or resell access (sharing within your organization is covered in section 3)
• Use the service for any unlawful purpose
• Attempt to interfere with or compromise the security of the platform

Violation of these terms may result in immediate account termination without refund.

8. Account Termination

We reserve the right to suspend or terminate your account at any time for violation of these terms. You may close your account at any time from your account page, or by emailing support@taxdelinquenttexas.com. Closing an account stops you signing in and stops us contacting you; we keep a record of the account for our business records. Upon termination, your access to the platform will be revoked and your data will be handled according to our Privacy Policy.

9. Intellectual Property

The TaxDelinquentTexas platform, design, code, original content, and our deal grades and severity ratings are our property. The underlying property facts come from public records and are not owned by us, but our collection, organization and scoring of them is.

You may use information obtained through your account (free or paid) for your own personal or business purposes, such as contacting owners or evaluating properties. You may not resell, republish, or redistribute it, in whole or in part, or use it to build a competing product. Automated access, scraping, or bulk downloading is not allowed without our written permission.

10. Governing Law

These terms are governed by the laws of the State of Texas. Any disputes shall be resolved in the courts of Texas.

11. Changes to Terms

We may update these terms from time to time. The date at the top shows when they last changed. If you keep using the site after a change, the updated terms apply.
